Without data, every retrofit is a bet
When an owner asks „what should I invest in so the building uses less energy”, the first honest answer is often: we don't know, because there is no data to base the decision on. Main meters show a total, but not where energy leaks and why.
As a result, modernisation rests on intuition and a supplier's catalogue rather than a real consumption profile. That is the shortest path to spending the budget where it's easy, not where it pays back.
Three types of data gaps
Data gaps rarely mean a complete absence of data. Far more often the problem is subtler — and therefore harder to spot without an audit.
- No data — only main utilities are metered; areas and systems are not.
- Inconsistency — data exists, but across different systems, formats and quality; it cannot be trusted.
- No integration — systems (BMS, meters, HVAC) run separately and don't talk to each other.
Data maturity levels
Instead of asking „do we have data”, ask „what level are we at”. In practice buildings sit on a scale from rudimentary data, through partial metering, to full telemetry with history and integration. We call this level Asset Data Maturity.
The position on that scale determines what can sensibly be done at all. A building at a low level first needs a data layer, and only then larger investments — otherwise it cannot measure whether they worked.
What missing data costs
The effects are concrete and financial. First, burned CAPEX: an investment in a system that „should” help, with no baseline to confirm the effect. Second, blocked ESG: CSRD reporting and BREEAM In-Use readiness require reliable operational data that simply isn't there.
Third, a lost edge in negotiations with tenants and investors — because it is hard to defend the value of an asset whose performance you cannot document in numbers.
Where to start
The order is usually the same: first meter the key areas and utilities, then integrate the systems into a single data layer, and then add visualisation and continuous monitoring. Only on that foundation does a retrofit become measurable, and its effect defensible to the board.
