A certificate is proof, not a goal
BREEAM In-Use is designed for existing operational buildings — it supports benchmarking, validation of operational data and improvement of environmental performance. The certificate is proof of quality, but on its own it doesn't raise a building's value unless real actions stand behind it.
So the conversation should start not with „let's get the certificate”, but with „what genuinely improves the asset's operation and quality” — and the certificate will be a natural confirmation of that.
Readiness before certification
The first step isn't certification, but a readiness assessment — identifying the gap between the building's current state and the standard's requirements. It shows which areas are close to target and which need real work.

What actually raises the score
The greatest impact comes from actions in the data and environment layer: reliable metering and operational data, indoor environmental quality, optimising utility use, improving how systems perform. These translate into the score and cut costs at the same time.
Cosmetics — impressive actions with no effect on data or performance — improve the impression, not the score. Value Engineering exists precisely to tell the two apart.
WELL and the user dimension
Alongside BREEAM, user-focused standards such as WELL are gaining weight. Today's tenant judges not only location and fit-out, but also air quality, comfort and the overall experience of working in the building.
Monitoring indoor environmental parameters bridges two worlds: it improves the certification score and genuinely increases the asset's leasing appeal.
The role of Value Engineering
Value Engineering translates the certification goal into a concrete, cost-effective scope of actions. It shows which investments genuinely support BREEAM or WELL, in what order to do them, and how to fit them to the budget and the owner's ESG policy.
As a result, certification stops being a cost „for the label” and becomes a by-product of well-designed modernisation.
